How Often Should You Clean Air Ducts in Houston's Humidity?

A practical guide to air duct cleaning frequency for Katy and Houston homes, covering humidity, pollen, pets and renovations, and the warning signs that mean it's time.

How Often Should You Clean Air Ducts in Houston's Humidity?

If you live in Katy, Houston or anywhere along the upper Texas Gulf Coast, your air conditioner probably runs ten months of the year. That constant airflow is great for comfort, but it also means your ductwork moves a huge volume of air, plus whatever dust, pollen and debris that air carries. So how often should the ducts actually be cleaned?

The short answer: every 3 to 5 years, adjusted for your home

The National Air Duct Cleaners Association (NADCA) generally suggests having residential duct systems inspected and cleaned every three to five years. The U.S. Environmental Protection Agency takes a more case-by-case view: clean ducts when there's a clear reason, such as visible mold, a pest problem, or enough dust and debris that particles blow out of the supply registers.

Both views lead to the same practical advice. Use three to five years as a baseline, then move it sooner if your home has risk factors. In the Houston area, most homes have at least one.

Why Gulf Coast homes often need it sooner

Humidity and long cooling seasons

Houston-area summers regularly bring relative humidity well above 60%, especially in the mornings. Air conditioners remove moisture as they cool, and that moisture collects on the evaporator coil and drain pan. The EPA recommends keeping indoor humidity between 30% and 50% and below 60% at most. When indoor humidity stays high, dust in the ductwork can turn into a damp film, and in the worst cases it can support mold growth.

Pollen almost all year

Southeast Texas has a very long pollen season. Oak and pine pollen peak in late winter and spring, grasses take over in late spring and summer, and ragweed runs through the fall. Mold spores can be high almost any month after rain. Every time a door opens or the system pulls air through a leaky return, some of that gets in.

Construction and renovation

Katy, Fulshear, Cypress and the Grand Parkway corridor have seen a lot of new construction. While a house is being built, the ducts are often open, and drywall dust, sawdust, insulation fibers and even insects can settle inside. Remodels in older homes do the same thing. If you've moved into a new build or just finished a renovation, don't wait the full three to five years.

Pets, smoking and large households

Pet hair and dander, cooking residue, cigarette smoke and the extra traffic of a big household all add to what the return ducts pull in. Homes with several pets often benefit from a cleaning closer to every two to three years.

Flood or water damage

Many homes in the Houston region have flooded at some point, including during Hurricane Harvey in 2017. If water reached ductwork in a crawl space, slab or lower floor, the ducts should be inspected and, if needed, cleaned or replaced, not left for a routine schedule.

Warning signs that it's time now

Regardless of how long it has been, these signs are worth a call:

  • Dust blowing out of vents when the system starts, or dust settling on furniture a day or two after you clean.
  • Visible buildup on register covers or around the edges of vents.
  • Musty or stale odors when the AC or heat kicks on.
  • Uneven airflow, where some rooms get weak airflow even though the system is running.
  • Allergy symptoms that are worse indoors than outside.
  • Filters that clog fast. If a new filter is gray within a few weeks, there may be a lot of debris in the system.
  • Signs of pests, such as droppings, nesting material or insects near the vents.

Owners often tell us the main change they notice after a cleaning is less dust. One of our Katy customers put it simply: "Since the duct cleaning, there's noticeably less dust on the furniture. The house stays cleaner for longer."

What you can do between cleanings

Professional cleaning is only part of the picture. These habits make a big difference in Houston's climate:

  1. Change the filter on schedule. Basic 1-inch filters often need changing every 1 to 3 months during heavy-use seasons. Write the date on the edge.
  2. Use a good filter, but not one too restrictive for your system. A MERV 8 to 11 filter is a common choice for homes. Very high-MERV filters can restrict airflow on some systems, so check your equipment's specs.
  3. Keep indoor humidity in check. Make sure the AC drain line is clear, use bathroom and kitchen exhaust fans, and consider a dehumidifier if indoor humidity stays above 60%.
  4. Keep supply and return registers clear of furniture and rugs so the system can breathe.
  5. Schedule HVAC maintenance yearly. A technician servicing the coil, drain pan and blower is a separate job from duct cleaning, and both matter.
